Our Office Move – Location, Location, Location

In this blog post we’ll be talking about where we started our office move journey and the first steps to a new home for Paperstone HQ.

Office moves can happen for a variety of reasons. Companies need more space/less space or perhaps simply their lease is up and it’s time for a change. In Paperstone’s case, it’s a combination of reasons.

Paperstone HQ’s current location is in a shared office space above street-level retail premises in central Tunbridge Wells, Kent.

Since the coronavirus pandemic, our landlord has struggled to fill the other offices and decided to convert them to flats. Plus, we’ve shifted (faster than we might have) to a hybrid way of working and don’t all need to be in the office at the same time, so our space requirements have shifted.

Location – Town or country?

Before we did anything we discussed where we wanted to be located. Did we want to remain in the town centre or would we prefer a more rural or even an industrial estate setting? After talking with the team it was unanimous – we enjoy the benefits of being centrally located within the town, with the train station within in easy reach. We also had a minimal but necessary parking requirement.

Location – All about the space

Then we set to planning out roughly what space we’d need. And, what would be the use of those spaces – desks, meeting rooms, break-out space, shower room, bike storage, server room? Where would all the things we need be located?

At this point, we called in our experts; (not Kirtsy and Phil) but our local commercial estate agents. We explained we were beginning our search for new premises and briefed them on our location, space, and budget requirements. The benefit of working with fellow local businesses was that they know the area inside out and were quick to share options with us.

One of the options put forward was from the company we found our existing premises through. It was an ideal space, centrally located, ticking off our requirements. Plus, it’s open plan just as we like it so that we can create a customised interior just for Paperstone. More to come on that in our next post.

Start negotiating

Once we saw it we knew it was the place for us (much like when you view a house!) so we began our negotiations. If you’re considering an office move, it is timely right now. It’s a renters market for commercial offices and we were able to negotiate hard.
